** Pricing is based on 12 month lease for a single person occupant. Shorter term
leases available at slightly higher prices on some properties. See the table below for eligible short term properties.
Also see water and pet policies for additional amounts that may affect your lease.
*** We may accept vouchers (e.g. RHA Section 8) for some of our properties. Not all of our properties qualify for housing assistance programs. Our qualifying properties that accept housing assistance have Apply in the Section 8 column.
Pet Policy
Most of our properties conditionally allow pets with a non-refundable
pet fee. Dogs with a known history of dangerous behavior are not permitted.
Pit Bull, Staffordshire Terrier, Rottweiler, Sharpei, and Cross bred
(e.g. wolf) hybrids are never permitted. We will need
references from former property owners, neighbors, veterinarians, or Trainers
and insurance for certain breeds of animals like energetic Chows. These
breeds will require 3 month's rent as a pet fee and insurance.
The standard pet fee for all houses and most condos starts at $250 initial fee for up to 2 dogs or cats under 10 pounds. The per-month cost per pet is $25.
The standard starting pet fee for loft apartments is $250 for 1 dog and $100 for 1 cat.
We may require a pet agreement as a lease addendum for any pets.
Effective 9/1/2006 for all properties, all tenants with pets
must have renters insurance that covers liability and damage insurance for their pet. A copy of the insurance policy (or the declaration page) showing the effective dates of the policy
must be provided at lease signing. Also all pets must be spayed or neutered and documentation from your veterinarian stating the procedure was completed is required at lease signing.
Note that some cities have local ordinances restricting pets. For example, the
town of Cary limits and regulates the kind and number of pets that are permitted
to occupy a property. Follow the links form
Wake County's twelve
municipalities to find out information about town regulations pertaining
to the property you are interested in. Also note that some complexes and
subdivisions have restrictive covenants that regulate pets, vehicles (number
and type), "home occupations", parking, etc. Contact us if
you have special circumstances or engage in activities that
might violate the restrictive covenants of the property you are interested in.
Water Policy
Becton Properties, LLC provides utility service for
some of our properties.
Due to increases in utility costs for properties where we supply utilities, our
leases charge extra for additional occupants.
For available properties listed in the tables above, all pricing shown is for a
single occupant. The cost for additional occupants varies by subdivision
from $19 to $29 and depends on the costs we pay to the HOA or city of Raleigh.
